The price is $28500 Euros, not pounds., its low, but as the new owner, within 12 months you will need to install a new 'fosse septique: it doesnt actually need it, no nasty niffs from the present system which has worked well during my 17 years of ownership and actually since 1920 and continues to work well, the cost of the drainage is anywhere from £800 if you do it yourself to 5k if you have a top rated French builder do it. Additional to the house and large courtyard(parking for two cars) there is a 1/4 acre plot of land about 100 yards away,completely level and south facing, rich soil which has not been utilised for more than two decades, immediate and direct access from the hamlet road, new fencing on the northern boundary. Its a quiet area in a hamlet with good neighbours and some permanent English residents, just off the dual carriageway N10(Route to Spain). The house is ready to live in immediately, it has mains water and mains electricity, wiring in place for a telephone but not connected, a shower/bathroom area, a toilet (original earth closet in the outbuilding!)> No estate agent fees which is payable by the BUYER in France (usually about 10%) but you will have a notaires fee, budget around £3k or so for that and it will take about 2 months, from making a 10% deposit to sale completion. There will be a full diagnostic review ,its very comprehensive (and expensive!) and looks at the risk of flooding(none), termites (none), presence of asbestos (none), safety of the electrical system, drainage, presence of lead (in the paint-no lead pipes) provided by the owner by law which will undoubtably throw up some minor issues to do with the electrical installation - all these are advisaries with no action needed by the new owner, and the major issue of drainage, there is 2ft of loft insulation but the energy rating will be affected by the central heating having been disconnected (all the pipework/radiators are still in place) and the single glazed windows, but I have found the rayburn (this can be left as a condition of the sale if needed) in the kitchen to generate sufficient heat for the whole house. - The windows are single glazed, the front door is new and double glazed; General condition: Excellent roof structure with no leaks, solid walls with only slight movement(over the last 100 years so not changing rapidly!), some woodworm in the floorboards - but all treated (its something country folk live with!), chemical damp proofing about 15 years ago but no guarantees, paintwork could do with refreshing, water is heated by an instant gas water heater, some old wiring (cotton covered conductors - which actually are like new but will probably be mentioned) some new wiring including distribution unit, sockets in every room (6 in the kitchen), some very quaint wall switches! Sat dish tuned to freesat, can be shown working but you will have to bring your own TV. Attic could be turned into extra bedroom space, there are some glass tiles allowing natural daylight. The barn has a lot of flourescent lights and sockets it also has some minor leaks but the roof structure is excellent. Again this could be either expanded with an upper storey(joist holes present) or extra living space with the usual permissions. Two outside taps. The greenhouse can be left for the next owner (I am not a gardener);The house faces east northeast, so you get the early morning sun right into the kitchen, lots of different shaded areas throughout the day and brilliant protection against any breezes/winds so you can sit out most days of the year. Lots of south facing houses where the owners 'cook' for four months of the year are available, fine for northern climes but this area of France gets regular hot summers just like the UK is experiencied this summer. To summerise, sitauted in the department of Vienne (86), 2 bedrooms, one living room, one kitchen, one bathroom with shower, outbuildings including massive barn which has permission to use as a garage, land. Its on Googleearth so can be viewed easily, old info though, dating from about 2012 Tax foncier is E120pa, tax de habitation is E200pa, very cheap electricity and inexpensive water charges, building insurance (compulsary) is E200pa.
